This study is aimed at identifying the differences in commuting behavior of residents by the type of housing development projects in the Seoul metropolitan area so that the results may be used to develop in-advance strategies to tackle against worsening traffic congestion. The study surveyed commuting behavior as well as socio-economic status for the residents of housing development projects which are categorized into two types: one is constructed by the promotion act of housing development site and the other is conducted by urban-related housing redevelopment acts within the city of Seoul. A multinomial logit model is employed as a major methodology to investigate the differences in commuting behavior of total 2,537 residents by the housing development type. The analysis results demonstrates that redevelopment projects tend to encourage higher probability of taking public transit, compared to the other project type, than driving a private car. This reason can be explained by the difference in rail accessibility for the project types. In addition to it, interesting is that better rail accessibility is, the higher possibility of getting on bus transit than driving a car. It can be derived from the fact that the service level of bus transit is higher in areas that rail accessibility is better. The study reaches to the conclusion that railway accessibility should play an important role of deciding new housing development sites.
